1. What these terms cover
These terms are the agreement between PeakRooms and you, the property owner, when you create an account and use peakrooms.app to build and run a booking website. By creating an account, you accept them.
If you are a guest using a property's booking website, your booking is an agreement between you and that property — see the section for guests below.
2. What PeakRooms is
PeakRooms gives independent hotels, boutique hotels, villas, homestays, and serviced apartments their own direct-booking website: a place where guests book with you directly, alongside whatever other channels you already use.
PeakRooms is not a property-management system and does not replace one. It also is not a travel agency, a booking middleman, or a party to your bookings.
3. Early access
PeakRooms is in early access. Some capabilities described in the product run on your device while we finish the hosted version. Features that are not ready are labeled as coming soon, and saved settings take effect as their features switch on — we do not fake a live booking, payment, or published website.
During early access, every account is on the free plan and nothing is charged.
4. Your account
- Give accurate details when you sign up and keep them up to date.
- Keep your password private. Activity under your account is your responsibility, so tell us quickly if you think someone else has access.
- You must be at least 18 and authorized to represent the property you list.
- Accounts cover one property today; portfolio support for small groups is planned.
5. Your content
Everything you add to your booking website — photos, descriptions, rates, policies — belongs to you. You give PeakRooms permission to host, display, and format that content, only so we can run your booking website and show it to your guests. That permission ends when you remove the content or delete your account.
You confirm that you have the right to use what you upload and that your listing describes your property truthfully.
6. Bookings are between you and your guest
- You set your prices, availability, and policies.
- You confirm or decline every booking request yourself.
- Payment terms, changes, cancellations, and any disputes are between you and your guest.
PeakRooms provides the website and the tools, takes no commission on your bookings, and is not a party to the booking contract.
Guest details arrive with each request so you can answer it. Use them to handle the guest's stay — never for unrelated marketing or anything the guest would not expect.
7. If you are a guest
When you send a booking request or book a stay through a PeakRooms-powered website, your agreement is with the property, under the prices and policies it shows you. PeakRooms provides the website on the property's behalf.

8. Payments
Card payments on a booking website run through a payment provider the property connects, under that provider's own terms. Until a property completes its provider connection, its booking website stays in request-to-book mode and says so.
PeakRooms never holds guests' card numbers and is not a bank, a money transmitter, or a payment processor. Deposits and refunds follow the rules the property sets and the agreement between the property and its guest.
9. Plans and fees
Every account is free during early access. The plan comparison in the product shows what we intend paid plans to include; it does not bill anyone today.
When paid plans launch: you will always see the price before paying anything, billing will never start silently, and you can cancel at any time.
10. Acceptable use
Keep it honest and lawful:
- List only a real property you operate or are authorized to represent.
- Describe prices, availability, and what is included truthfully.
- No unlawful, abusive, or deceptive content.
- Do not probe, overload, or try to break the service, and do not use guest details for spam.
11. Our platform
The PeakRooms software, design system, and website templates belong to PeakRooms. Your account gives you the right to use them to run your booking website; it does not transfer ownership of the software. Your content remains yours throughout.
12. Leaving, and account closure
You can leave at any time. Delete your account and your property data and booking history are removed, as described in our Privacy Policy.
We can suspend or close accounts that break these terms. Where the problem is fixable, we give notice and a chance to fix it first; where it is serious — fraud, abuse, unlawful content — we may act immediately.
13. Service promises and their limits
We work hard to keep PeakRooms fast and dependable, but during early access we cannot promise uninterrupted or error-free service, and PeakRooms is provided as-is.
We are not responsible for guests' conduct, for the bookings themselves, or for losses that come from the agreement between a property and its guest. To the extent the law allows, our total liability to you is limited to the amount you paid PeakRooms in the twelve months before the claim. The exact wording of this section is one of the points flagged for legal review.
14. Governing law
Which country's law governs these terms, and where disputes are resolved, is an open point for legal review. We will state it here plainly once counsel confirms it, and we will notify owners of the change.
15. Changes to these terms
When these terms change, we update the date at the top. For changes that matter, we tell owners in the product or by email before they take effect. Continuing to use PeakRooms after that means you accept the updated terms.
